Phrases That Commonly Cause Problems

  • Describing a property as ideal for a specific family type (“perfect for a growing family,” “great bachelor pad”)
  • Referencing nearby religious institutions as a selling point (“walking distance to churches”)
  • Describing a neighborhood’s demographics rather than the property itself
  • Language implying accessibility limitations without factual basis (“not suitable for those with mobility issues”)
  • Coded language around national origin or ethnicity, even indirectly

Most of these phrases sound harmless in isolation, which is exactly why they slip through — they read as normal marketing language rather than red flags.

How to Audit AI-Generated Listing Copy

  1. Read every description as if a fair housing regulator will read it, not just a buyer.
  2. Ask the AI tool to self-check. A prompt like “review this for fair housing compliance concerns” catches a meaningful share of problem phrasing before a human even looks.
  3. Stick to property facts and objectively verifiable amenities — square footage, finishes, verified proximity to amenities — rather than lifestyle framing about who lives there.
  4. Keep a personal list of phrases to avoid based on any feedback from your broker or compliance team.

This Applies Beyond Listing Descriptions

The same compliance lens applies to AI-drafted social media captions, video scripts, and even follow-up email language that references a lead’s family situation or background. Any AI-generated client-facing content in real estate is worth a compliance pass, not just formal listings.

AI tools don’t understand fair housing law — they understand what sounds persuasive. That gap is exactly where agent review matters most. Treat every AI-drafted piece of client-facing copy as a first draft that needs a compliance read, not a finished product.
